If this is your first time in my site, welcome! Chateau Du Mer is a beach house and a Conference Hall. The beach house could now accommodate 10 guests, six in the main floor and four in the first floor( air conditioned room). In addition, you can now reserve your vacation dates ahead and pay the rental fees via PayPal. I hope to see you soon in Marinduque- Home of the Morions and Heart of the Philippines. The Current Housing Market Trends in Fair Oaks, California

8167 Treecrest Avenue, Fair Oaks, CA, 95628- 4BR, 2.5B, 2177 sq.ft

I have been living alone in this ranch house for over a year now except for my two cats, Batman & Robin. I am getting tired of living alone. My two nearest relatives are about 2-3 hrs drive depending on traffic. I have found an apartment for Seniors in downtown Walnut Creek, only 15 minutes drive from my 2 oldest children. I am looking forward for the move scheduled for June 1. 

I am planning to list my residence on May 1. Thus, I am curious on the Fair Oaks housing market trend (95628). In March 2023, Fair Oaks home prices were down 0.8% compared to last year, selling for a median price of $620K. On average, homes in Fair Oaks sell after 16 days on the market compared to 8 days last year. There were 27 homes sold in March this year, down from 45 last year.

My realtor send me today the current listing of all homes in the zip code 95628 ( Fair Oaks) as follows:

1. 6755 Will Rogers Dr, 4BR, 3B, 1947 sq ft- listing 599K

2. 7236 Cardinal Rd, 3BR, 2B, 1442 sq.ft-listing 579K

My proposed listing :

3. 8167 Treecrest Ave, 4BR, 2.5B, 2177 sq.ft-listing 589K

My house will have no major renovation except for resurfacing the swimming pool ( 12K) and new bathroom fixtures in the Master bedroom (1.5K).

The following is the current Zillow Estimate of My Home. It had increase since last March when I googled it. The Zillow Estimate ranged from: 609K to 715K with average of 661K. The last 30-day changed was 18.6K an increase of 2.9%.

Hopefully, The house will sell within 30 days after listing. I have already found a place to move ( The Heritage Downtown in Walnut Creek). If the House does not sell in 90 days, I am thinking of just renting it. Let us see!  Wish me Luck in my future move.
